FAQ

Questions

How much does a search cost?

Every search is quoted up front, per property. Email us the address and you’ll have your number before we start. No setup fees and no per-source upcharges.

What’s the difference between the preliminary and final report?

The preliminary report covers taxes, liens, city fees, and permits, and is ready in your dashboard within 1 business day. The final report folds in the city’s responses to our public-records requests, whatever the jurisdiction handles by request, and typically follows in 6-12 days (est.).

Which areas do you cover?

All of Florida: every county and every municipality. We’re headquartered in Jacksonville and work each jurisdiction’s own sources, so the report looks the same whether the property is in Duval, Miami-Dade, or anywhere in between.

Who uses Green Light?

Title companies, real estate investors, wholesalers, and attorneys who need a clear municipal picture before closing. One report, one bottom line.

How do I get my reports?

Preliminary reports are available in your dashboard only. Log in to view and download them. Final reports appear in your dashboard and are also emailed to you.

How do I order?

Create a login and submit the property through your portal, or simply email the address to orders@greenlightmunisearch.com. We confirm the order and start the search right away.

Is this a title search?

No. A municipal lien search covers what the city and county know about a property (taxes, liens, fees, permits, code enforcement). It complements the title search your closing already includes.

Clear answers, before you close.

Log in and submit the property. Your preliminary report is one business day out.
