The county publishes the bid. Nobody publishes the rest.

The auction listing shows you one number. For a foreclosure it is the judgment. For a tax deed it is the opening bid. That number is what starts the bidding, not what the property costs.

City debt lives outside the court file. Code enforcement liens, fines that grow every day, unpaid utility balances, and open permits are tracked by the city, not the clerk, and a sale does not always clear them. Whatever survives becomes the winning bidder's problem.

A municipal lien search pulls those records straight from the city before the sale, so the number you bid to is a number you chose with the whole picture in front of you.

Which of these apply depends on the property and the sale type. Finding out is the whole job of the report.

Know your sale

A foreclosure and a tax deed do not clear the same debts.

Duval County runs both. What can survive each one is different, and the difference is where new bidders get hurt.

Foreclosure sale

A lender or lienholder is collecting on a judgment. The bid starts near the judgment amount.

Tax deed:The county is collecting unpaid property taxes. The bid starts at the opening bid on the certificate.

Claims named in the court case can be cut off. City liens and code fines are often not in the case, so they can ride through.

Tax deed:It clears more than most sales, but liens held by governments, including municipal and code enforcement liens, can survive by law.

Common questions

Before your first sale.

Is this a title search?

No. A title search covers recorded claims. A municipal lien search covers what the city can collect that never got recorded. Serious bidders bring both to the sale.

Does winning the auction wipe out city liens?

Sometimes, not always. It depends on the sale type and how the debt was created. Municipal liens and code enforcement fines are the ones that most often ride through, which is why the report checks every city source directly instead of assuming.

When is a report ready?

Each property card says. Ready means you can download it now. Pending shows the window we expect the city records back in.

The calendars keep changing. Does this page keep up?

Yes. Sales get canceled, moved, and added every week, and this page syncs from the county auction sites throughout the day.

What areas do you cover?

Duval County auctions only for right now. We only list sales we can actually serve. Our municipal lien searches for closings cover more of Northeast Florida.

When should I order?
